I had not given much thought to the property tax aspect to be honest.

Why do I want a 40x100x14 building? I want to have a space to have my own fabrication and machine shop. Part hobby, part side hustle.

I know I like to tinker with old trucks, tractors and heavy equipment. Before too long Id like to build a half scale steam tractor. Minus the boiler fabrication (I know my limits).

Machining and welding I seem to have a knack for. A bit rusty on the fab side but getting better. Im also planning to go back to school and take machine tool classes.

Im still young and not afraid to work for what I want. Hard work and perseverance has paid off so far.

The end goal is to have a couple lathes, a Bridgeport and K&T mill, maybe a CNC mill (Tormach?), plasma table, brake and a iron worker.

If the long time girlfriend sticks around she wants a space to do her crafting and maybe machinery to spin yarn from wool. Dead serious here. She even asked about raising sheep.

Then off the back of the shop will be 800 sqf of living space. May just build the exterior shell of a 20x40 house if I can make it happen.

I get it,wanting a big shop,it seems they are never big enough.
I salute your drive,and i envy your youth!

Heres the painful part.
Taxes
Insurance
That stuff will cost you big money when your 65 and retired,or slowing down anyway.

Heres a hard lesson,don't spend more than you make.

Would the trees be worth trying to saw up into boards or no?

At the most I may clear off a total of 4 acres.

Those trees are pretty small for making lumber. More suited for firewood.

This experience is not mine, but my sis-in-law, who moved here from the Savanna/Guyton area. Most of her trees were pulp wood, she had a few trees that could be lumber. Get a logger out there to give you an estimate, get it in writing, then go from there.

I guess I should say I love La. 200 acres and some change, all the buildings, shop and farm house etc, yearly taxes $94 and some pennies.( not counting ins. that's the killer)

Well, the snow and -20f does keep out the riff raff.....

However, just 20 miles east of me is New York state, and the taxes are at least 2x and some places are 4x.

loggers make a huge mess,ruts and stumps and tree tops.
I would put goats or cows in there and let them clean the place up.
