I would get Ga power to put that in writing.
I have never been able to afford 3 phase, its never cheap.
My building in town with 3 phase power just across the street was too costly for me.
The monthly charge for 3 transformers was not worth it to me.

Concrete is another thing.
I am building 2 RV pole barns at the beach.
24x48 pole barns,i built two.
4 inch slabs.
Prices have ranged from $20,000 to $10,000 to do both.
From $5 per sf to $10 per SF.
Huge money as far as i'm concerned.

Yeah Tim, find out what the monthly service charges are and what the
demand charges and kWh charges. It is nothing like residential power.

Even something simple like adding outlets requires adding blocking on a wall unless you stick to running conduit on the lowest girt.
Huh ?

I leave a ground wire for the welder hooked to a nearby column.
Electrical box ? tack it right on the column or the steel purlins.

Instead of a chop saw and screw gun, you use a buzzbox and a torch.

Last year the property tax was $350 for the year on my ten acres. Out in the boondocks has it's advantages.

Sure, without any buildings on mine the taxes were $900 for 64 acres.
