![]() I guess I better decide how I'm going to heat and cool the living space in my garage. I had a local HVAC contractor out and gave me a quote. 6-10k depending on what units I chose. But looks like I need around 3 tons cooling and 35,000 to 40,000 btu of heat. My living space is about 25x40 with a 17 foot cieling. About 300 sqf is a open loft. Two rooms below that are my bathroom and laundry. I'm leaning towards going with a package hvac unit. Propane for heat. Only thing I'm unsure of is can I run my ducts in the space between my ceiling and metal roof? I've got about 8" of space to work with. I'd have 2-3 runs like this. The rest of the supply registers would be in the soffit in the picture. Walls will be standard fiberglass insulation. Ceiling I plan to insulate with R30. When I pulled my permits I put myself down as doing the HVAC.

8in is plenty of room to run a duct, but I cant see the R30 and a duct in the same space. Floor registers in the upstairs part may make more sense than compromising the insulation.

AFCI outlets and breakers are creating problems in my area. Certain brands will trip on circuits with LED lights or displays. This is a known problem but has not been addressed. It will eventually be taken to court. I know a lot of people that have installed them to meet code and then removed them. ( and returned them)

Consider a mini split for your living area. Super efficient, runs on a 20 amp, 240v breaker. My unit is a Daikin. Ive measured the output air air temp at 5F outside temp,at 105F. No strip. I am super impressed with it.

Two cieling fan boxes mounted, two plain light fixture boxes mounted too. These two will hang down over the eating area.
Ceiling is almost framed in the loft closet.

For ceiling fans I usually mount a wide (2x8 or wider) piece right behind the box, allows me to add more screws for extra strength. Keeps the flex and vibration down too.
