The standard plug wire diagram is as follows: These are the way most trailers are set up. You can use any setup you want, but I keep mine this way and haven't had any problems.

I don't know if it would work for you but, I sprayed three coats of Thompson's Water Seal on the concrete in my garage. It has lasted about 20 years so far. Paint, oil and grease don't stick to it....
